Project Brief

RMG were engaged to project manage the replacement of combustible cladding and defect rectification as part of the Victorian Government’s Cladding Safety Victoria Program.

 

RMG worked as independent project managers to oversee the rectification process at over 50 key sites across metropolitan Melbourne.

 

This involved working with Owners Corporations from design right through to rectification works, navigating any issues and ensuring successful project completion.

Project Details

  • Prepare and advertise Design & Construct (D&C) tender and Building Surveyor tender.
  • Assess tender submissions against pre-determined evaluation criteria.
  • Provide a recommendation for the Owners Corporation to engage a builder based on cost, program, experience, capacity, and construction methodology.
  • Provide a cashflow forecast to the Owners Corporation, Owners Corporation Manager and Cladding Safety Victoria for the duration of the project based on the recommended builder’s program and forecast contract value.
  • Undertake weekly meetings with key project stakeholders and provide detailed meeting minutes.
  • Review and certify monthly progress claims.
  • Stakeholder management.
  • Cashflow forecasting to ensure the Owners Corporation is prepared for monthly claims.
  • Program management and reporting.
  • Contract management and administration.
  • Coordination of defects inspections and management of defect close-out.
  • Management of latent conditions and associated variations and delays.
  • Review handover documents to ensure they meet contract requirements.
  • Coordination final inspection with all key stakeholders.
  • Issue of Certificate of Practical Completion.
  • Contract close out and release of Practical Completion security.
  • Assist the Owners Corporation with close-out of the Building Notice.
  • Contract administration for the 12-month Defects Liability Period.

Project Outcomes

RMG successfully delivered cladding rectification projects that improved the safety for residents on over 50 buildings throughout Melbourne.

 

The program has removed more combustible cladding than anywhere else in Australia.
